Sunbelt of Miami Valley

Sunbelt of the Miami Valley is owned and operated by Gerry Chadwick, a Dayton native, and is one of over 300 worldwide offices of the Sunbelt Network. While we work with Buyers and Sellers throughout the United States, Sunbelt of Miami Valley LLC, focuses most of our activities in the Greater Dayton, Greater Cincinnati and Northern Kentucky Regions.

Gerry Chadwick is a 1973 graduate of Alter High School and 1977 graduate of the University of Dayton with a BS in Marketing. During his business career in sales and sales management he has lived in Chicago and Appleton, WI, returning to Dayton in 1995, where in addition to his professional life has been active within the community.

Gerry is a member of the Grandview Foundation Board of Directors; chairman of the Eagles Seekers Classic, golf tournament that raises funds for the Victor J. Cassano Health Center; a member of the Dayton Chamber of Commerce and other local community organizations.

Most recently Gerry spent 10 years with Excellence in Motivation, having joined the company during its start-up phase. Gerry served in a variety of sales and sales management roles including Vice President, Sales and Vice President, National Accounts and was an instrumental part of the company's growth from $800,000 in sales in 1994 to gross sales of over $150,000,000 in 2005.

The key to success Gerry has in business is his ability to identify the needs of the client and develop customized solutions to meet those needs. These skills not only transfer, but are critical to his roles as a business broker. Gerry is a member of the International Business Brokers Association and the Ohio Business Brokers Association.

Bill Armacost earned his Bachelor's degree in Marketing from Xavier University and has been a long time business buyer and seller.

He has experience in both owning businesses and also selling businesses.

Bill started his own business career by launching Ward Canteen Vending in Cincinnati and continued to buy and sell businesses up until a year and a half ago.

His business skills are varied as he has owned Ohio Safety Valve, Flow Specialities, Dayton Precision Service and Area Wide Door which he sold through Sunbelt of Miami Valley in 2007.

Bill will use his experience and knowledge in buying and selling businesses to help people in the Miami Valley do the same.

Mark is also a graduate of Alter High School and the University of Dayton. Mark received his BS in Business Administration in 1980. Over the last 25 years Mark has held a variety of business development and executive management positions for IBM, Affiliated Computer Services, Whittman-Hart Consulting and Ernst & Young, LLP. MarkÂ’s success has been founded on four basic principles: respect for the individual, an intense focus on client satisfaction, a hard work ethic and a passion for winning. In addition to working with sellers and buyers of general business listings Mark is the office franchise sales specialist. Mark is a member of the Ohio Business Brokers Association and the International Business Brokers Association.

Shana Douglas is the Director of Marketing for Sunbelt of Miami Valley. Shana brings to the team 13 years of sales and marketing experience with expertise in the development and management of a broad variety of marketing strategies.

Shana has spent the last 5 years in the M&A industry assisting both brokers and business owners in maximizing their Exit Strategy preparations and goals. Her experience began while working for a New Jersey Firm, Sun Mergers & Acquisitions. It is there where Shana learned to effectively analyze marketability and assist with strategically planning the business sale process. She has personally assisted with over 40 business sale transactions in a wide range of industries and markets.

Shana also has extensive knowledge in internet marketing and the emerging trend of social media. As Director of Marketing, her diverse background will help to continue the branding of Sunbelt of Miami Valley in addition to her being a valuable consultant to our Brokers on business sale transactions.

Dave Gagner

David Gagner is a graduate of the University of Dayton with a Bachelor of Science in Business Administration with a major in Accounting. He also earned his Master in Business Administration from the University of Dayton. Dave is a Vietnam veteran, having served in the U.S. Army.

In his 34 year business career with the Standard Register Company Dave developed his business expertise in the areas of general accounting, procurement, budgeting, sales administration, and auditing. With this varied background in the world of details, he developed a keen understanding of the importance of working with people.

For two years, Dave was the President and partial owner of American Precision Connections, a manufacturer of custom cables. As a member of the management team he contributed to the significant growth in revenue / profitability, through process improvement, adding structure to the environment through policies and procedures and utilizing his years of business skill sets.

As a business broker for Sunbelt of Miami Valley, Dave looks forward to working with others on the ‘details’ dealing with the buying or selling of a business.

Tim grew up in Indian Hill and graduated from St. Xavier High School in Cincinnati, Southern Methodist University in Dallas, and received his MBA from Xavier University. Tim has worked for Fifth Third Bank as a Retail Associate and Baldwin Piano as a Financial Analyst. Tim also worked at his father's $20 million manufacturing business as the General Manager. Tim helped with the sale of the business and stayed on to help with the transition for an additional two years. He purchased his Sunbelt Business Brokers franchise in 2002 and concentrates on businesses doing between $500k and $2.5mil in sales. Tim is married with two boys and resides in Northern Kentucky.

Dick Prigozen earned his Bachelor's degree in English Literature from Ohio State University and also has furthered his education by taking a sales course at Dale Carnegie and accounting course at Wright State University.

Dick has varied experiences in the B2B industry and hopes to draw on this experience as a broker with Sunbelt of Miami Valley.  Previously, he worked as a National Accounts Manager for Ludy Greenhouse Mfg where he helped grow sales to $1.5 million. He also owned a construction products and fabrication business for 17 years where he was responsible for 25 employees and managed to grow sales by $1 million in 10 years.

Dick's experience as a business owner and working for others make him a valuable asset to the Sunbelt of Miami Valley team.

Roland Rapp

Roland Rapp has joined Sunbelt of Miami Valley as a Vice President.

Roland is a graduate of Wright State University with a Bachelor of Science in Business Administration and a major in Accounting. He also has a Masters in Business Administration with a Finance concentration from Wright State.

Roland previously worked for Mills & Associates in Dayton for six years where he was responsible for a variety of tasks including business development and sourcing new companies for sale; identifying potential buyers from relevant industry sources & personal contacts; assessing strategic fit between buyers and sellers; managing negotiations and final contracts; and developing corporate valuations that determine sale value and future profit potential.

Roland has 28 years of business experience which includes CFO of a service company, Director of Mergers and Acquisitions for a Healthcare company and Principal of a corporate finance consulting business.

He is a member of the Dimensions Home Design Center Board of Directors; member of the Centerville Noon Optimists; and a member of the Financial Executives Networking Group.

Gary Scanlon graduated from Ohio State University and earned his MBA at the University of Dayton. Gary's business career includes management and business development positions with local, regional and national companies, and he has extensive experience in the healthcare, construction and real estate industries.

For the past 15 years, Gary has worked throughout the Greater Cincinnati and Dayton markets as the Vice President of Development with Miller-Valentine Group. Gary's success is credited to his ability to build strong client relationships, identify their needs, and provide creative solutions. He is an expert in strategic planning and financial analysis, and he has helped many small businesses plan for growth and achieve their goals.

Shelle Zechar earned her Bachelor of Science in Interpersonal Communication from Ohio University, graduating summa cum laude and focusing specifically on Organizational Communication.

Shelle's background and work experience center around event planning, marketing and sales. She began her professional career at the March of Dimes, where she worked as an event planner/fundraiser, coordinating all aspects of the event, including managing volunteer committees. Her next stop was at the Dayton Convention & Visitors bureau where she marketed Dayton as a destination for motorcoach tours, authoring many themed tours for the Dayton area.

Shelle joined local incentive company Excellence In Motivation in the travel department in 2000. Over the next several years she worked her way up to Travel Account Team Leader for the company’s fourth largest travel client, where she managed Account Managers executing the group trips and worked closely with pre-sale on proposals, budget development and contract negotiation. In 2006, Shelle was promoted to Account Executive and served another of the company’s top accounts.

Shelle started a new career as a business broker in September 2008. Her prior work experience has provided her with a solid foundation on which to build a successful career as a business broker. Skills acquired over the years include the ability to manage a multitude of details, prioritize, analyze business information, marketing, and anticipating customer needs. In her first year at Sunbelt, she successfully sold three businesses with more sales in the works. Shelle is a member of the International Business Brokers Association and is on the membership committee of her Business Networking International (BNI) group.
